Work Sample: Zoning, Feasibility & Value Creation
This work sample highlights a Miami-Dade infill development project acquired as a duplex-zoned lot and repositioned through zoning analysis, feasibility modeling, and site-plan approval. The initial analysis identified a path to 18 residential units with no required parking, followed by an updated Live Local Act feasibility review showing additional density upside. The presentation also includes sample development-area research, approved site-plan materials, and rental cash-flow analysis used to help brokers, sellers, and buyers understand development potential and land value.
